CWCOT Explained
Claims without Conveyance of Title process begins when the Servicer identifies a defaulted FHA, VA, USDA insured loan that is eligible for the CWCOT program (Section 204 of the National Housing Act, 12 USC 1710). This program encourages 3rd parties to purchase homes at the foreclosure sale. The loan is then referred to BidOnHomes to commence the marketing and facilitate the sale of the asset at or after the foreclosure to a 3rd party.

Foreclosure Auction Events
Foreclosure Auction events can take place online, at a local courthouse or in person. Upon receipt of auction assets to market, BidOnHomes will market the asset to our website to include property information, photos, sale location and sale date once received.
Prior to auction day, BidOnHomes will confirm the sale is still scheduled, postponed or cancellation and update the website accordingly.
The foreclosure sale will be conducted at the time/place indicated on the Notice of Sale and posted on our site. In the event the asset did not sale, the property may be placed in a second chance auction event.
Remember to set an alert on each asset to stay up to date.
CWCOT Second Chance Auction Events
In the event the CWCOT asset does not sale to a 3rd party at the foreclosure auction, the property may be placed in a second chance auction event.
While marketing the asset as an online auction, the property is being prepared for conveyance, so dont wait to place your bid.
When the auction has concluded, if the highest bid has not met the reserve, the property is clear to convey.
If the reserve is met at the conclusion of the auction event, the bidder with the best offer will be sent a contract to execute. Upon execution by all parties a closing date is scheduled and at the closing, the title/closing company will collect the funds, issue title and send the Quit Claim Deed (or equivalent) for recording.
